Windsor Real Estate Updates Vol. 4
The O in Amherstburg, November Success Story, Listing of the Month, How's the Market Look?, and more!
Hello and welcome back to vol. 4 of Windsor Real Estate Updates—I hope you enjoy it!
Let’s Get Local 📍
![]() | This past weekend, I had the pleasure of visiting The O in Amherstburg, and let me tell you, it didn’t disappoint. But before diving into that, let’s talk about the exciting growth happening in Amherstburg’s downtown core. The area is really starting to take off, becoming a go-to spot for weekend getaways or a fun night out. I’m genuinely excited about the potential of The Anchor District and can’t wait to see how it evolves. As for The O at Hotel Stry, the experience was top-notch. The atmosphere was vibrant, the drinks were fantastic, and it gave off a big-city vibe—almost like stepping into Detroit for the night. While I didn’t get a chance to try the food, I’ve heard nothing but great things about Chef Rob Neb’s menu. If you’re heading downtown, I highly recommend making The O part of your evening plans! |
🏠Success Story: Persistence and Open Minds Lead to First-Time Home Success in Just 3 Weeks!
On October 21, I met a motivated couple eager to begin their first home-buying journey. After discussing their goals and strategies for navigating the fast-paced market, they were pre-approved the next day and set up with a personalized home search across Windsor, Lasalle, and Amherstburg.
From the start, their flexibility in location and style allowed us to explore a range of options and adapt to the competitive market. Within days, we toured homes and submitted their first offer. While it wasn’t accepted, they embraced the experience as a learning opportunity and refined their approach.
Over the next two weeks, we found more promising properties. For one, we arranged a pre-offer inspection to strengthen their bid. Though we came close, the sellers chose another offer. Through it all, my clients stayed positive and persistent, trusting the right home was ahead.
Finally, we found the one—a stunning property that checked all their boxes. With 12 offers on the table, we submitted a strong, well-prepared bid, and their persistence paid off—they won! After a smooth inspection, their deal was firm just three weeks after our first meeting.
This journey shows the power of patience, flexibility, and trust in the process. Congratulations to my amazing clients on their beautiful new home! Ready to start your home-buying journey? Let’s make it happen! 🚪✨
How’s the Market? 📈
November 2024 Real Estate Snapshot - Windsor-Essex

The local real estate market continued to show strength in November, with sales volume jumping 9.16% compared to last year, hitting an impressive $266M. Listings also edged up by 2.81%, signalling a steady inflow of properties for buyers to explore.
The average sale price for residential properties climbed by 10.37% year-over-year to $584,452, while the median price saw a solid 17.61% increase, reaching $541,000.
Bungalows remained a hot favourite among buyers, leading the market in popularity.
Overall, the market has shown steady MoM & YoY growth. I expect the same to continue into 2025.
