The Market’s Opening Up—But Not for Everyone

Hey friends,

Now that we’re a few weeks into September, I’ve had time to really look at the August data, walk through a bunch of listings, and most importantly—have honest conversations with both buyers and sellers.

Here’s what I’m seeing, and what it means for you if you’re planning a move this fall.

📊 Windsor-Essex Market Check – August 2025

(Context for what just happened)

  • 🆕 New Listings: 1,420 (⬆️ 14.3% from last August)

  • 🏡 Homes Sold: 489 (⬇️ 8.4%)

  • đź’° Avg. Sale Price: $565,785 (⬇️ 3.9%)

  • 📍 Median Sale Price: $525,000 (flat)

  • 🔝 Most Popular Style: Bungalows (93 sold, avg. $477,956)

📌 Translation: Inventory grew, prices edged down, and sales softened—but not in a dramatic way.

🔎 Real Talk: What’s Actually Happening

🎯 Buyers Are Dialed In—And Getting Ready

The Bank of Canada cut interest rates just days ago, and while we’re not seeing an immediate stampede, here’s what I expect:

  • Some buyers who were on pause will step back in

  • Pre-approvals will start to shift, unlocking more flexibility

  • Fall may bring a bump in competition—especially under $650K

If rates continue to dip, expect momentum to follow.

This is the window where buyers start quietly making moves before the crowd wakes up.

🧭 Sellers: The Best Listings Are Still Winning

Inventory is up, and that means one thing: your home is being compared.

But here’s what’s clear from showings lately:

  • Great photos still stop the scroll

  • Strong pricing still draws a crowd

  • And smart prep still leads to faster, better offers

If you’re thinking of listing this fall, now’s the time to prep with purpose—not panic.

💬 Conversations I’m Having Weekly:

“Is this the calm before a fall rush?”

“We want to move, but we don’t want to get caught chasing the market.”

“If we buy now, what happens if rates drop again?”

These are smart questions—and they’re exactly why a personalized strategy is so important right now. Because timing matters—but preparation matters more.
